What is a foreclosure?
A foreclosure is a process in which a lender is able to recover the amount owed on a defaulted loan by selling or taking ownership of the property securing the loan. The process of a foreclosure beings when a homeowner defaults on mortgage payments and the lender files a public default notice.

How does a foreclosure end?
There are four possible ways for a foreclosure process to end.
  • The borrower can pay off the default amount to reinstate the loan during a grace period (known as pre-foreclosure).
  • The borrower can sell the property during pre-foreclosure. This sale will allow the borrower to pay off the loan and avoid having a foreclosure on his or her credit history.
  • A third property can buy the property at a public auction at the end of a pre-foreclosure.
  • The lender can take ownership of the property with the intent to re-sell. These properties are also known as bank-owned properties.
